1. DECIDING WHAT YOU WANT
Once you have decided that it is time to buy, the next step is to decide what you want to buy. We will help you figure out all of the details by working with you to create a list of must haves to make sure you end up with your dream home.
2. FINDING THE RIGHT AGENT
This is where we come in. Our real estate professionals will help guide you through the purchasing process step-by-step to ensure you find exactly what you want.
3. FINANCIAL PREPARATION
Getting a pre-approval through a bank or mortgage broker is a key step in the buying process. You will be able to find out your maximum purchase price and you will be able to lock in an interest rate. We can recommend a mortgage professional to you.
4. HOUSE HUNTING
One the most exciting steps within the process! Now that we have your pre-approval in place and you have a list of your needs and wants, we can start to look at homes. Your agent will send you daily listing updates to ensure you don’t miss that perfect property.
5. MAKE THE OFFER AND NEGOTIATE
We have found you the perfect home! Now your agent will draw up an offer and present it to the Seller or the Seller’s agent. The Seller can accept, reject or send you a counter-offer. This is where the negotiation skills of your BLACKROCK REALTY agent will come into play.
6. SUBMIT THE DEPOSIT
Once your offer is accepted, you’ll need a deposit to make your deal legal. It’s a good idea to keep some easily accessible funds in your account, as the deposit needs to be submitted within 24 hours of acceptance. A typical deposit can range from $1,000 to $25,000 depending on the purchase price.
Depending on the terms of your agreement, you may be completing a home inspection or obtaining mortgage financing. Your agent will be able to help you with ensuring your conditions are met on time.
8. SELECT A LAWYER
Once you waive your conditions, you will need to select a lawyer to complete your closing documents. If you don’t have a lawyer, we can recommend one to you.
9. MOVING PREPARATIONS
You will need to transfer utilities, pack and much more! We can provide you with a handy checklist to make sure everything is covered, just ask your agent!
10. CLOSING DAY AND MOVING IN
The day has finally arrived! You now legally own your new home. Your lawyer will pay the Seller’s lawyer on the day of closing, then you receive your keys!
